How
to ethically deal with motivated sellers
                        The
most important question you can ask a motivated seller
is “How can I help you?” I believe you should
focus on solving their problem. Generally they need
to sell quickly and need certainty that the sale will
happen in the required time frame. However you should
never assume you know what they want.
                        First
of all you need to build up a rapport with the seller
so that they trust you and are happy to answer your
questions. By asking good quality questions you can
find out exactly what the problem is and what is important
to them. Once you understand the real issue you can
                          help them find a solution.
I tell the vendor that selling their house at a discounted
price should be the last resort, avoided if at all possible,
but in some circumstances can be the best option. Once
I fully understand their situation I suggest as many
options as possible to avoid them having to sell. There
may be a solution to their problem, other than selling,
that they are not aware of. This may be doing me out
of a deal but I am not in this business to take advantage
of people. I genuinely want to help people. I am always
delighted if I can give some advice or help educate
someone to get them out of their problem. It is a shame
that not everyone takes this ethical approach.
                        In
reality what often happens is that the seller has already
considered all of their options and in fact selling
at a discount is the best or only option open to them.
However, the very fact that I have tried to help them
avoid having to sell, creates an incredible trust relationship,
such that they want to sell to me, even if I offer less
money than someone else. This ethical approach will
help you stand head and shoulders above the competition
who are only interested in getting the deal and don’t
                          really care about the seller.
                        Always
look for the win win solution that works for your both.
The final tip is that if you can’t reach a solution
be prepared to walk away from the deal. Don’t
get emotionally involved. Unfortunately you can’t
                          help everyone.
                        If
you want to learn how to be a professional investor
whereby you make a full time income from working part
time in property then the Property Investment Quick
Start will perfect for you. The next training event
is on Saturday 14th September 2013. More details HERE

                          Regards
                          Simon

                        Now
                          is the time…..
                        Would
you like to save thousands of pounds off the price of
the next investment property you buy?
                        If
you would, then we have some great news for you, especially
if you want to buy another property in the next five
months before prices really start to rise next year,
                          which we think they will!
                        The
best strategy is to buy property form motivated sellers
who will be more flexible about the price and/or the
terms of the sale. By helping these people solve their
property problems we can find an ethical win/win solution.
Sounds great! But do you know how to find these motivated
sellers or even what to say to them?
                        If
you want to learn how to do this yourself, we recommend
one of the best ways is to attend the Property Investing
Quick Start [PIQS], run by pin. On this one-day seminar
they teach you exactly what you need to know to start
finding and helping these motivated sellers for mutual
                          benefit.
                        Pin
are doing a special promotion whereby you can attend
this one day event on Saturday 14th September in London,
for the lowest price ever and as an added bonus the
trainer for the day is going to be Simon Zutshi, who
is the founder of pin and normally only runs the advanced
                          training programmes.
                        But
first, let us share with you some of the great results
that past delegates have achieved just from attending

                          *
Tony Law got his first deal just weeks after the course
and secured a £35,000 discount on the property

                            after attending the course

                        Here’s
a taste of what you’ll learn at the one-day event:

mortgage [that’s right no deposit, no mortgage]

                        * How to use Other People’s Money to buy property

back guarantee if not are completely satisfied. This
is a no-risk opportunity for you to kick

                        So
here is the special news for you:
                        Normally
the investment to attend this valuable one day event
is £497 + VAT, which given what you’ll learn
on the day, is already great value for money.
                        However,
for this event only, on Saturday 14th September, pin
are dropping the investment to attend to just £97

                        This
offer will never be repeated again! They are only doing
it because the event is being filmed (which is also
why Simon is doing the training) and so they want to
have a big audience for the DVD.
