When I first started my journey into property in 2007/ 8 it was as a sideline to the demanding day to day commercial cleaning business I had set up with my wife 6 years previously.

We worked long hours, covered many hundreds of miles around the North West every week and had to deal with clients who expected excellent service, high standards of workmanship and attention to detail. We worked hard to be the best that we could be and yet the client’s demands grew more and more exacting as they faced financial restrictions due to the failing economy. We knew the writing was on the wall for many industries due to the financial climate and we began to look for alternative methods of income generation.

I had observed the rise property prices in my local area go from £30k to £100k over a period of 3/4 years and yet I had remained hesitant about entering the market for an absolute age. I knew that there was money to be made in property and it would be my ideal investment vehicle providing an additional income stream.

I knew what I wanted but I was unsure how to make my initial investment work for me until I began picking through various books at the local library.

Titles that many successful entrepreneurs and property investors should be very familiar with:

Rich Dad, Poor Dad by Robert Kyosaki
Think and Grow Rich by Napoleon Hill
Money for Nothing and your Property for Free by Andy Shaw
Beating The Property Clock by Ajay Ahuja.

At the time I did not realise that I had just taken the first steps that would reinforce my position as an entrepreneur.

The books started me thinking about the myriad of options that were now open to me, investments in stocks, shares, property, precious metals, multiple income streams, wealth creation and cash generation. There really were more revenue earning opportunities open to me now and all I had to do was copy some of the brightest people that had gone before me and emulate their success.

There are many entrepreneurs we can thank for the comforts that are enjoyed by millions of us on a daily basis, but what exactly is an entrepreneur? According to some economists…

Entrepreneur: Term applied to innovators of business enterprise willing to take on a new venture recognising opportunities to introduce new products, processes or services, in other words someone who is willing to assume the risk, responsibility and rewards of starting and operating a business.

It makes sense to maximise your business model and open up multiple revenue streams, investing in property is no different! Being a landlord not only provides tenants with a quality home to live in and if done correctly, will provide an additional income stream.

Entrepreneurs expect to be able to make profits, large or small, depending on their chosen business involvement. There are no assurances of success, either, the business model works and you make profits or the idea fails and the entrepreneur suffers the losses.

I knew the risks associated with business and applied the same logic and approach to my property investments, I calculated the risks, assessed the market conditions and jumped in….just as the global economy and the UK housing market crashed.

Assuming such business responsibilities is not an easy task. Many people are unwilling to take on the huge responsibilities, and most especially many individuals do not want to take all the risks.

Only an experienced and knowledgeable individual will succeed. The ultimate goal of an entrepreneur is to earn profits, a small business will earn limited returns but establishing a big business can earn more profits.

I entered the property market at the peak of the boom and then watched as property prices crashed.
I wasn’t upset or bothered about the doom and gloom spread by the media.

Why?

Because I had done my research and I knew that as long as the mortgage payments were adequately covered by the rental income my investments were safe.
It was all about calculating the potential risk against the possible returns. I had taken a step that would alter my life forever, I had become an entrepreneur!

As an entrepreneur there are many things that must be taken care of that are vital to success

• Identification of products or services that the marketplace demands
• Allocation or the raising of capital to obtain necessary facilities such as premises (that will later become an asset of the business).
• Recruitment of a reliable and loyal workforce to produce and promote the products or services.
• Working together as a team

Now that you know what an entrepreneur is, would you like to become one? Well, if you have the right attitude, skills, and qualifications, you too can become an entrepreneur. It would be best to embark on a humble beginning. Don’t attempt to reach the peak of success all at once. It takes hard work, dedication, and perspiration. You must take one step at a time.

With this in mind I would like to invite readers of this article to attend what could possibly be the Biggest Entrepreneurs event ever held in Manchester on 30th – 31st October 2010
