Since the economic crisis hit, property investors 
                            across the UK have been filled with fear and trepidation 
                            when broaching the subject of finance!
                          Investors 
                            have faced dramatic changes regarding finance since 
                            the carefree days of the early 2000’s, when 
                            decisions were based on minimal information and swung 
                            in favour of excessive lending to the masses. Confidence 
                            in property was so high that checks into affordability 
                            and an individual’s earnings were negligible 
                            to say the least.
                          It 
                            was only with the arrival of the financial crisis 
                            that banks began to realise the extent of the problems 
                            that resulted from poor lending. It was due to this 
                            uncertainty surrounding the economic climate that 
                            the availability of finance swung again this time 
                            in the opposite direction, making it difficult for

                          There 
                            is however good news on the horizon! As the economy 
                            makes its way along the slow road to recovery, lending 
                            is again shifting, this time to a more realistic level. 
                            Finance is once again available for the right opportunity. 
                            It is unlikely to return to the high levels of the 
                            boom years, but it is becoming more achievable and 
                            more importantly will be more regulated. One strong 
                            indication of this is that high street lenders are 
                            introducing good quality products for the buy-to-let 
                            market, which offer anything from 60-75% loan to value. 
                            
                          It 
                            is also encouraging to see the great opportunities 
                            that are currently available, particularly on larger 
                            multi-house occupancy deals. One possible avenue in 
                            obtaining funding for these deals is through commercial 
                            finance and its availability provides a great inroad 
                            into the buy-to-let market. Although there are negatives 
                            when considering commercial finance such as more complex 
                            arrangements and slightly higher rates and fees, these 
                            are outweighed by the impressive gains, that being 
                            deals offering yields up to 10%. 
                          
                          Although 
                            the number of lenders may have reduced over the last 
                            six years it is important to note that there is still 
                            funding out there and you only need one lender to 
                            complete a deal!!
